Basement Extension at Home in Green Belt
We put together a compelling case using facts and figures to achieve planning permission for a basement extension at a contemporary home on Greenbelt land.
The Brief
Our clients approached us because they wanted to extend their basement at their home in Hertsmere, which was located within the Green Belt. Their dwelling recently replaced a smaller property on their site and their previous planning application had reached the maximum amount of increased floor space allowed under Green Belt Policy.
Therefore, owing to the potentially contentious nature of the development, Atlas Planning Group were instructed to prepare, submit and manage the Planning Application, demonstrating how the proposed extension accords with Green Belt Policy.
Our Solution
We used our expert knowledge and understanding of the Green Belt to outline the acceptability of the proposal. Whilst the extension generated an increase in floor space, which would not normally be considered acceptable to the Local Planning Authority, we outlined various precedent examples, appeal decisions and case law to support our arguments.
Using facts and figures, we were able to demonstrate that the proposed extension was entirely in accordance with the National Planning Policy Framework paragraph 89 and the Green Belt Policy of the local development plan.
Project Success
The proposed basement extension was approved without any objection within the statutory 8-week determination period.
